Our Balcony Rooms are comfortable rooms for two guests, located on the first floor of Oasi Eco Boutique Hotel. Each one has a private furnished balcony, a quiet little corner where you can start the day slowly, take a breath after the beach or enjoy a peaceful moment before going out again. They are a lovely choice if you want a room that feels intimate, practical and a little more open to the outside. In the morning, the balcony is perfect for a quiet coffee. In the evening, it is just right for one of our signature cocktails before getting changed and going out for dinner in Levanto, or for one last cigarette outdoors before sleeping.

Choose a Balcony Room if you like the idea of staying on the first floor, with a private balcony and a little outdoor space that belongs only to you.
These rooms are simple, cosy and welcoming. They suit couples who enjoy having a private corner outside, solo travellers who like a little more air and guests who want to combine the relaxed atmosphere of the Oasi with the pleasure of a small balcony.
After a day visiting the Cinque Terre, walking along the coast, swimming in the sea or exploring Levanto, coming back to your balcony for a quiet drink can be one of the most pleasant parts of the day.
Comfort, sleep and small details
A good room should help you rest well, especially after a full day in Levanto or the Cinque Terre.
Our mattresses are custom-made by a local craftsman from Massa, and many guests ask us where they can buy them after sleeping at the Oasi. They are designed to offer good support, but if you prefer a softer feeling, you can ask us for a topper.
The room is simple, but carefully equipped: a comfortable bed, a private bathroom, a desk, Wi-Fi, minibar, safe and Smart TV, so you can relax in your own way after a day outside.
A private balcony for slow moments
The balcony is the detail that makes these rooms special.
It is not a large terrace, but it is your own little outdoor space: a place to read a few pages, have a drink, take some fresh air or simply pause between one part of the day and the next.
You may use it for a quiet morning, a slower return from the beach or an aperitif before dinner. If you feel like treating yourself, order one of our signature cocktails from the bar and enjoy it on your balcony before going out for the evening.
Smoking and non-smoking rooms
All our rooms are non-smoking, and smoking is not allowed indoors.
In the Balcony Rooms, however, you can smoke outside on your private balcony. It is a small practical detail that many guests appreciate, especially in the evening, before going to sleep.
Breakfast at the Oasi
Breakfast at the Oasi is included or not depending on the rate you choose when booking.
When breakfast is included in your rate, or when you decide to add it to your stay if available, you can enjoy fresh, organic products, homemade cakes, seasonal fruit, juices, smoothies and a small selection of savoury options. Many products are homemade, while others are prepared for us or supplied by local businesses we trust.
Our idea is simple: good ingredients, a relaxed rhythm and enough time to start the day well before visiting the Cinque Terre, walking along the coast or enjoying Levanto.

Our bathroom amenities include handcrafted solid organic soap bars, made in Italy by Officina Cosmetica Antichi Ricordi, without packaging. In the shower, you will find shampoo, conditioner and shower gel from the Spicy Thyme line in refillable dispensers, together with a matching hand and body cream by the washbasin.
Open all year round
Oasi Eco Boutique Hotel is open 365 days a year, so you can enjoy Levanto and the Cinque Terre in every season.
From 1 November to the end of March, we welcome guests in a lighter and more flexible winter model. Reception is staffed in person in the morning, but we are always available if you need us. Daily room cleaning is available on request, with an extra charge.
This allows us to remain open all year round and offer rates that are more suitable for the quieter months.
Visiting the Cinque Terre from your Balcony Room
The Balcony Rooms are a comfortable base for visiting the Cinque Terre without using your car every day.
Levanto train station is about 350 metres from the hotel, so you can easily reach Monterosso, Vernazza, Corniglia, Manarola and Riomaggiore by train. In season, you can also choose boats or walking routes.
If you arrive by car, you can leave it at the hotel and move around by train, boat or on foot. It is usually the easiest and most relaxed way to enjoy the Cinque Terre.
Rates, cancellations and vouchers
Booking conditions depend on the rate selected.
For our standard rates, we make a pre-authorisation on your card one week before check-in, with no charge taken at that stage. With prepaid cards, the release of the pre-authorised amount may take up to 20 days, while with a standard credit card it is usually immediate. You can cancel or modify your booking free of charge up to 5 days before check-in. Payment is due on arrival.
If you need to cancel or modify a standard-rate booking after the free cancellation deadline, we may offer you a voucher instead, according to the conditions of your booking.
For our discounted prepaid rates, payment is processed one hour after booking. If you need to cancel or postpone your trip, we will be happy to provide a voucher that you, your friends or your family may use once, for one single stay, by 31 December of the following year.
Some rates may also include travel or cancellation insurance. Please always check the exact conditions of the rate you select when booking, or contact us before confirming, so we can help you choose the option that best suits your plans.
